The property is a 2 bedroom apartment set within a 7-storey Edwardian terrace house in Mayfair. The original layout was cramped and compartmentalised with a small and awkward kitchen layout that was uninviting and dark.
Our brief was to rationalise the layout, and freshen up the interiors under a tight budget of £50k for a quick let.
We removed the structural walls to create a more spacious and functional kitchen, and further enhanced the openness by replacing the dividing wall between the kitchen and living areas with a versatile breakfast bar for casual dining.
The whole process including the License to Alter took 4 months, and the transformation was so successful that our client was able to secure new tenant at record rent within a week of marketing!
The director, Patrick is amazing... Honestly, I cannot recommend him enough.
He got all the alteration permissions + Planning permission from the council (freeholder). Some of these permissions were said to nearly impossible to get on the internet but he with his thoughtful plan he managed to get it all from the council. He is quick in responding and such a courteous person.
