Stage 00

Free Consultation

Ahead of the meeting, we’ll request some basic information so we can carry out an initial desk study of your property to identify any early constraints and opportunities.

After the meeting, you’ll receive a tailored roadmap and timeline for delivering your project, along with a no-obligation option to book a site visit if and when you’re ready.

Stage 01

Pre-Design Workshop

Whether you’re at the very start of your journey or already forming ideas, our Pre-Design Workshop is a small investment that can save thousands later. This one-off consultation gives you access to a chartered architect’s expertise — right there on site — to help you assess what’s possible, what to consider, and how best to move forward.

 

For a fixed fee of £300 (which will be refunded if we proceed to the next stage), we’ll meet you on site to better understand your project in its full context. As designers, it’s essential for us to experience the site in person: to absorb its unique character and assess the physical potentials, practicalities, and constraints that can’t be uncovered through desk study alone.

This meeting is also a valuable opportunity to ensure we’re the right fit and aligned in what we care about — because we are more than just designers; we are advocates for your vision, your values, and your voice.

What to expect:

  • Preliminary desk study of your property before meeting you to extract maximum value from our initial site visit with you.
  • A detailed walkaround of your property to understand its context, constraints, and potential.

Stage 02

Concept Feasibility Study

A well-executed feasibility study can save you thousands by avoiding false starts, highlighting risks, and setting the right direction early, leaving you with a clear understanding of what’s possible, what it might cost, and how to proceed.

 

For a fixed fee of £1,800, we offer a standalone  concept Feasibility Report which gives you clarity on your project’s scope, priorities and budget before you commit further on your project. It serves as a realistic foundation for your project before major decisions are taken or significant time and money are invested in design.

Led by a chartered architect, we assess your property to explore design options, identify constraints, and uncover the best way forward based on your ambitions, budget, and planning context.

What’s included:

  • Meeting you on site to better understand your project in its full context.
  • Research into relevant planning policies and planning precedents.
  • Detailed analysis of the site and immediate environment to assess opportunities and constraints.
  • A range of hand-sketched layout options, along with initial design ideas to give you an early visual sense of the project.
  • Evaluate each option with you to ensure that the right compromises are made if priorities need to be set against your requirements and budget.
  • A written Project Brief supported by a detailed Project Budget Guide and timeline.
  • Guidance on next steps, additional consultants and approvals required.
  • Our Fee Proposal to develop the concept designs further, taking your project through planning (if required) and then onto site.

Stage 03

Detailed Design / Planning Permission

This is the exciting stage where your vision begins to take shape. Building upon the concept options we created in feasibility stage, your preferred layout option will continue to evolve as we explore the concepts through scaled drawings and 3D computer models to simulate views, daylight and preliminary energy performance while keeping practical aspects such as structure, services, and future maintenance in mind.

 

Depending on your property and the extent of work you require, we can either undertake a basic laser survey or commission a professional 3D laser scan of your property to provide a highly accurate and detailed Measured Survey of existing conditions for this stage of design. This reduces errors, avoids costly surprises, and gives the entire team a reliable foundation to design and build with confidence.

Based on the Measured Survey, we’ll produce plans, sections, and elevations at a smaller scale (typically 1:100) to focus on the overall concept. These are presented for your approval before progressing further to develop the design at a larger scale (typically 1:50 existing, demolition, and proposed plans, sections, and elevations) to describe the design with sufficient details for your further approval before liaison with stakeholders such as freeholders for License to Alter, and neighbours for early party wall discussions.

Where appropriate, we may also engage with the Local Planning Authority for pre-application advice. This collaborative step can help build early alignment with planners, improving the chances of a smoother and more predictable planning process.

Securing planning permission in the UK can be a complex process — and one that deserves expert attention especially in the London areas. Over the years, we have developed a failsafe approach and effective methodology that has allowed us to maintain a 100% track record, spanning over more than a decade.

approved — saving you time, stress, and money down the line.

If planning permission is required for the proposal, we’ll format the drawings specifically for planning submission. In addition, we’ll also prepare a Design and Access Statement which is required to justify the design to the planning authority.

Depending on the site, additional specialist reports may be required such as heritage, flood risk, basement impact, arboricultural, ecological, biodiversity, or archaeological assessments. We’ll coordinate and manage these inputs as needed, and handle the submission and ongoing liaison with the local authority until the application is determined which usually takes 8-10 weeks.

Stage 04a

Building Regulations / Tender Package

This is the set of technical documents issued to contractors to invite formal bids for the construction work. We pride ourselves in producing a comprehensive technical package that gives your contractor everything they need to price, plan, and build your project with accuracy and confidence. The same package is also issued to Building Control to obtain a Plans Certificate, confirming that the proposed works comply with Building Regulations.

 

As chartered architects, we apply meticulous attention to detail — preparing fully coordinated drawings, specifications, and schedules that translate your vision into practical reality on site.

Our philosophy is simple: the more detail we develop now, the more control we all have over the final outcome. This means fewer surprises, less risk of delays, and greater cost certainty — especially important, as many building projects go off track due to lack of clarity at this stage.

Stage 04b

Interior Design​

We see interior design as inseparable from architectural quality — which is why we offer a dedicated interior design service as part of our work, where requested. When you opt for this service, we’ll co-ordinate the design and specifications of all finishes, fixtures and fittings across the project — including bespoke kitchens, bathrooms and fitted joinery. Many of our clients find this particularly helpful in reducing the stress of sourcing and selecting these items.

 

Our architecture-led interior design service ensures spatial flow, natural light, materials, and detailing all work in harmony, resulting in spaces that feel cohesive, intentional, and beautifully resolved.

As architects, we think in 3D — which leads to smarter layouts, integrated joinery, and interiors that work harder and feel better to live in, both on day one and for years to come. When the same design  language carries through from structure to surface, the result is a home that feels balanced, timeless, and
whole — never pieced together.

Using the latest 3D visualisation, animation, and virtual reality tools, we’ll help you see exactly what to expect. Together, we’ll explore materials, colours, textures, light, and shadow — and consider every detail, right down to the handles and light switches.

What’s included:

  • Room-by-room layouts (1:25 plans) showing furniture placement, lighting, and spatial arrangements
  • Interior elevations and sections (1:25) for key areas such as kitchens, bathrooms, and bespoke joinery
  • Joinery and built-in furniture drawings (1:10 or 1:5)
  • Detailed specifications for finishes, fixtures, and fittings — from flooring to taps to handles
  • Lighting and electrical layouts tailored to how the space will be used

  • Support during procurement, including guidance on sourcing, lead times, and alternatives

This package gives your contractor the clarity they need to deliver your interiors exactly as intended — and gives you peace of mind that the end result will reflect the quality, care, and vision behind the design.

 

Stage 05a

Construction Support

Once construction begins, the design starts to come to life — but it’s also the stage where things can go off track without proper oversight. That’s why all of our domestic clients choose to retain us throughout the construction stage, where we act as your professional advocate on site, helping to ensure the build is delivered to the quality and standards we’ve all worked hard to define.

 

With a chartered architect supporting you during construction, you gain peace of mind, cost control, and a smoother build experience. We help protect your investment, reduce stress, and ensure the project you imagined is the one that gets delivered — beautifully, correctly, and with no corners cut.

What to expect:

  • Advice on a suitable form of building contract between you and your chosen
    builder.
  • Regular site visits to check that the contractor is working in line with the
    drawings and specifications. Generally we will visit every two weeks, but this can be more frequent at key stages.
  • Problem-solving support to handle any issues or changes that arise on site
  • Ongoing design advice to make sure all decisions align with your original
    vision
  • Clear communication between you, your builder, and other consultants —
    keeping everyone on the same page
  • Final inspection of the work to ensure it meets the expected standard before
    obtaining the Completion Certificate from Building Control.

Stage 05b

Project Management

While we’re always available to support your project during construction, some of our clients prefer to take a step back from the day-to-day and appoint us as their Project Manager and Contract Administrator. This addon is ideal for busy clients, remote homeowners, or those undertaking more complex or high-value builds.

 

As your Project Manager, we become the day-to-day lead — coordinating contractors, keeping timelines on track, and ensuring smooth progress on site.

As your Contract Administrator, we manage the formal aspects of your building contract — certifying payments, issuing instructions, and ensuring everything is
carried out in accordance with the agreed terms.

Together, these roles offer a comprehensive level of service designed to take the pressure off you and keep control firmly in the hands of your professional team — leaving you free to get on with life while we take care of the details.

What to expect:

  • We will literally do everything apart from the actual construction!
  • Oversee day-to-day progress, monitoring costs, and ensuring the work is
    delivered in line with the contract.
  • Contract administration, including payment certification, variation
    instructions, and timeline tracking.
  • Defects inspections at completion to ensure all defects are addressed before
    finalising the account, and issuing the Practical Completion Certificate.
  • Monitor any defects that may arise over a 6/12-month defects liability period
    to ensure all defects are addressed before issuing the Final Certificate, triggering release of the Retention Sum thus formally concluding the building
    contract.

 

Stage 00-05
